1. You must not be the occupant of the property
2. You must have investment property real estate experience
3. You must have CASH for the following:

• Closing Costs
• Marketing
• Repairs
• Interest Payments

Loan Terms:

1. Downpayment between $1k and $12k plus closing costs.
2. Loan Origination Fee (0 to 5pts)
3. Interest rate from 8-15% and can include up to 90 days of abatement.
4. Six month Term
5. 1-Day approval and close thereafter.

What we do offer and our requirements are:

1. Same Day Hard Money Loan Closings (Closing Attorney is very important)
2. Hard Money loans for foreclosure deals being purchased directly from banks.
3. We MUST have a 1st Mortgage - we do NOT do 2nd Mortgage loans.
